
The Alhambra: A Nichols Architects Legacy Project Hits the Market
Few buildings capture the vision of Coral Gables as precisely as The Alhambra. Spanning a full city block and thoughtfully integrated into the city’s Mediterranean character, the landmark property continues to define the heart of Coral Gables nearly four decades after its completion—and today, it has reentered the market as a testament to the enduring value of well-executed design.
Designed by Nichols Architects, Alhambra Plaza was completed in 1987 and was the first project built under Coral Gables’ Mediterranean ordinance, setting a precedent for context-driven development in the city. The 14-story, 232,100-square-foot tower at 2 Alhambra Plaza, together with the adjacent seven-story, 94,300-square-foot Alhambra West building at 95 Merrick Way, creates a cohesive urban block anchored by the Hyatt Regency Coral Gables Hotel. While the hotel is not part of the current offering, the two-building office complex is on the market with a target price of $125 million, according to reports by The Real Deal.
The Alhambra’s longevity is rooted in its commitment to quality design and alignment with city guidelines, proving that architecture driven by place and purpose retains its relevance. Both towers underwent renovations in 2018 and maintain high occupancy, with Alhambra Plaza at 89 percent and Alhambra West at 83 percent. Today, the buildings are home to a diverse group of tenants, including Nichols Architects, which moved into Alhambra Plaza earlier this year, returning to a building we designed and adding a layer of personal legacy to this Coral Gables landmark. It is a reminder that thoughtful architecture can shape not only skylines but also the communities and professionals who inhabit them, creating lasting value across generations.
