Retail Revival Fuels South Florida’s Urban Growth

According to Colliers’ latest Sunshine State Shopping report, Florida now holds over 1.26 billion square feet of retail space — 26% of all new U.S. supply this year. South Florida alone accounts for one-fifth of the state’s retail inventory, with Miami-Dade leading in construction and occupancy rates.

As noted in an article by the South Florida Business Journal, while standalone retail buildings are being added to Broward and Palm Beach counties, most of Miami-Dade retail resurgence is being driven by mixed-use developments that bring together retail, office, and residential spaces. One such example is the retail portion of Miami Worldcenter’s Block E, now under construction and designed by Nichols Architects.

Colliers’ executive vice president for retail services, Dave Preston, also explained that many of the projects opening today were conceived years ago and are only now reaching completion.

As retail rebounds post-pandemic, these integrated projects continue to define how South Florida’s urban centers grow, activating streetscapes and enhancing community life.
