Some projects return to the conversation as cities and markets evolve around them. In Dania Beach, a commercial campus is gaining renewed attention as plans move forward.

New plans have been filed for Office Center of the Americas (OCOTA), a 400,000-square-foot commercial development at 1805 and 1815 Griffin Road. The project was originally designed by Nichols Brosch Wurst Wolfe & Associates, before the firm rebranded to Nichols Architects in 2022. Conceived as two 10-story office buildings developed in phases, OCOTA pairs flexible office floor plates with structured parking and landscaped terraces that extend the workplace outdoors.

Located near Fort Lauderdale-Hollywood International Airport and major South Florida transportation connections, the project reflects a longstanding part of Nichols Architects’ commercial portfolio in Broward County. Its return to the headlines offers a look back at a design developed nearly a decade ago and a reminder that architecture can have a long trajectory from the drawing board to the life of a city.
