Water Street Tampa Keeps Expanding with Phase II

Water Street Tampa, the transformative 56-acre mixed-use district, is entering a new chapter. Strategic Property Partners (SPP) have announced plans for a new 124-foot mixed-use building featuring 38,000 square feet of retail, 675 parking spaces, and a signature rooftop area, continuing the district’s push northward. Alongside this expansion, a new one-acre park is planned, with completion expected by late 2027, further strengthening the neighborhood’s appeal as a vibrant, walkable destination.

As Water Street evolves, Nichols Architects is proud to continue its commitment to shaping this neighborhood. During the first phase of the project, our team designed two Marriott properties—JW Marriott Water Street and Tampa Marriott Water Street—and served as Architect of Record for The Tampa EDITION in collaboration with Morris Adjmi Architects. All three projects are now open, welcoming guests from around the world and adding to Water Street’s dynamic hospitality offerings.

Currently, Nichols Architects is engaged in Phase II of Water Street, serving as Architect of Record in collaboration with Gensler for a new residential tower within the district. While details of this project remain under wraps as it progresses, it represents our continued dedication to delivering projects that align with the vision of Water Street: to create a connected, human-centered urban environment that contributes positively to Tampa’s future.
